When the rent is not paid or you need an eviction we can help.
How we can help:
- If you are a business, such as an LLC or corporation, Missouri law requires that the business be represented by an attorney for landlord-tenant proceedings.
- When the rent is not paid or you need an eviction we work hard to recover your premises and the monies you are owed
- We navigate the rules and statutes and file the necessary legal documents to produce the best results for you.
- We have vast experience appearing and trying cases before Associate Circuit Judges on these and many other types of collection matters.
- Our collection experience means that we are particularly equipped to follow-up collecting money judgments.
The cases we typically win are:
- Rent and Possession (per chapter 535 R.S.Mo.), for when you need to evict the tenant for lack of payment, and collect unpaid rent and damages.
- Unlawful Detainer (per chapter 534 R.S.MO), for when a lease has expired, or the tenant is in breach of the lease even if the rent is fully paid, or the tenant is damaging the premises.
- Expedited Evictions (per section 441.710 – 441.880 R.S.Mo), for when there is an “emergency situation,” generally drug-related criminal activity or imminent danger of massive property damage.
- We are also skilled in drafting and reviewing lease agreements and contracts, explaining the law as to security deposits and eviction notices, offering advice about problem tenants, and general rights and responsibilities of both landlords and tenants.
What’s it going to cost you?
- What will it cost you if you don’t start NOW? We don’t wait! These cases earn our highest priority.
- From intake through judgment, we offer reasonable hourly or flat rates.
- We pride ourselves in reasonable fees for clients who are suffering from non-paying renters.
- Our flat rates include the services for which most firms charge extra, and only in the unusual event of a more complex matter would additional fees be discussed.
The 3 Main Steps of the Eviction Process.
We know you need premises back! We also work to recover monies you are owed.
Step 1: Immediate Review of Your Account
We do an immediate review of the information you provide and make sure we have the necessary documentation to proceed with your case.
We identify ALL the individuals who should be listed in the lawsuit, and ensure the accuracy of amounts owed, including rents, late charges, and attorney’s fees.
Step 2: We file your lawsuit.
We expedite your lawsuit to get the earliest possible court date. We use experienced process servers to make sure the defendants get notified right away.
We appear on your behalf on the first court date and seek a judgment in your favor.
If the tenant(s) appear(s) at that first court date, we usually work out an arrangement for rents and possessions approved by our client. If we cannot get it resolved, we set the case for trial to aggressively work to secure judgment and eviction.
Step 3: Eviction and Collection.
If the tenants have not voluntarily moved after judgment, we immediately file the necessary eviction papers with the Sheriff for eviction.
In addition, if the defendants owe unpaid monies, we will use our vast experience and knowledge of collections to obtain your money.
