The 3 Main Steps of the Eviction Process.

We know you need premises back!  We also work to recover monies you are owed.

Step 1: Immediate Review of Your Account

We do an immediate review of the information you provide and make sure we have the necessary documentation to proceed with your case.

We identify ALL the individuals who should be listed in the lawsuit, and ensure the accuracy of amounts owed, including rents, late charges, and attorney’s fees.

 

Step 2: We file your lawsuit.

We expedite your lawsuit to get the earliest possible court date. We use experienced process servers to make sure the defendants get notified right away.

We appear on your behalf on the first court date and seek a judgment in your favor.

If the tenant(s) appear(s) at that first court date, we usually work out an arrangement for rents and possessions approved by our client. If we cannot get it resolved, we set the case for trial to aggressively work to secure judgment and eviction.

 

Step 3: Eviction and Collection.

If the tenants have not voluntarily moved after judgment, we immediately file the necessary eviction papers with the Sheriff for eviction.

In addition, if the defendants owe unpaid monies, we will use our vast experience and knowledge of collections to obtain your money.

Q: How long does the court process take?

A: It is best to get started as soon as possible, so we immediately file the lawsuit for you. The Court then assigns a date for the tenants to appear. If they don’t, and the Sheriff execution goes smoothly, the entire process can be completed in 4-6 weeks.

Q: What if the tenants move out during the court process?

A: Unless you wanted them to stay, that saves the time and cost of serving the court papers and allows you to start renting the property to a paying tenant immediately. We can still pursue the prior tenant for any unpaid rent money.

Q: What Missouri counties do you practice in?

A: We primarily appear in St. Louis County, St. Louis City, and St. Charles County on behalf of landlords, however, we can and do make arrangements to handle other Missouri counties.

Q: Can you represent me if the property is not in Missouri?

A: Because the lawsuit process requires a personal appearance, and time is of the essence, we are not taking cases outside the State of Missouri.

Q: How many cases can you handle at one time?

A: This is a very good question and there are many variables to consider. Since there is no easy answer, it is best to contact us to set up an appointment discuss how we can handle the situation.

Q: Can you help me find previous tenants who still owe rent?

A: Yes, we employ a variety of investigative methods and services for our clients using our vast experience and knowledge of collections.

Q: Can you help me with my lease agreement?

Q: What if my tenants are not behind on rent, but I still want them out?
